General Information
Security
All our houses have burglar alarms, window locks and dawn to dusk lighting (rear yard). Each bedroom has a 'thumb turn' door handle and lock, for your privacy and security.
Safety
All gas appliances are checked annually and have a safety certificate. Mains linked smoke detectors and carbon monoxide detector is fitted as standard and all bedroom doors are fire doors. There is a fire blanket in the kitchen and a fire extinguisher also provided.
Experience
I have been a landlord since 1998 so I am very experience with student accommodation rentals, dealing with Durham University students.
There is an optional all inclusive package with each house that will include:
- Gas
- Electricity
- Water
-TV Licence
- Broadband Connection (10GB)
- 90 Channels
This package is designed for your convenience and will save the hassle of registering with utility companies. The price of this optional extra varies with the house.
Comfort and Furnishings.
All houses have a lounge to relax in, with a two or three piece suite in.
The kitchens are fully equipped, with fridge freezer (2 in the larger houses) cooker, microwave, washing machine and dryer.
All houses are double glazed and have Gas Central Heating.
Bedrooms
All rooms have a double bed, wardrobe, desk and chair, drawers, bedside cabinet. All have ‘thumb turn door locks and handles fitted as standard to ensure privacy and security. We believe that this is the ’superior’ type of bedroom lock and handle available.
Responsive
We have a 24 hour call out for emergency repairs and aim to fix repairs rapidly. The landlord lives local (within ten minutes) ensuring fast response in emergencies.
Friendly
The Landlord is very experienced in Student rentals. A former Police Officer in the local area he has an extensive knowledge and experience with Students and Property Rentals.
Convenient
All of our houses are located within a mile of your University, or approx 15 minutes walk.
Covering the cost of an extra room
Quite often, 2 students may wish to share a three bed house, rather than 3 students. In this case, the students pay the extra persons rent.
Viewings and Courtesy transport
If you wish to view any of our properties just email us or telephone 01642 891661 or 07727 230669. Viewings can be arranged to suit your convenience. Generally as houses tend to get taken very quickly it is advisable to make an appointment as soon as possible. If required transport can be arranged to the house to be viewed.
Rent
This is normally payable on a term by term basis, but monthly Standing Orders can be arranged if requested. The normal period is 38 weeks then 14 weeks or so summer break. In the summer break students pay half the full rent. If they wish to return early or stay over the summer then full rent is payable.
Deposits
we require a deposit of £100 per person to cover breakages, damage and any cleaning at the end of the tenancy if required.
Assistance with moving
When you are moving your luggage into your house before leaving for summer break, the landlord will transport your luggage for free, as part of his free service to his tenants.
Type of Contract
The tenancy is an Assured Short hold Tenancy and runs from the end of the final term in June until the end of June the following year. It is a joint and severally liable contract which means that if one of the students defaults after signing the tenancy agreement, then the other fellow students are liable. This is a common and regular practice for students.
Storage of Luggage over Summer Break
Students normally store their luggage and books etc in the house over the summer period. There is no extra charge for this to the student.
